Payment - Bookings made within 8 weeks of your holiday date must be paid in full, including any additional charges (pets for example). Bookings made more than 8 weeks before your holiday starts we require a deposit of one third of your total rental including additional charges.
Balance payment - Upon payment of the deposit the booking is accepted and the applicant is liable for the balance of the rent 8 weeks before for the period of letting. Bookings from persons under the age of 18 cannot be accepted.
Sleeping Capacity - The maximum number of people (plus one baby) is 4 (four) and extra persons cannot be accommodated.
Availability - In the unlikely event that the property is not available through events arising out of our control we may be forced to cancel the booking. The hirer will be advised of any such circumstances as early as possible and a full refund will be offered, and the hirer will have no further claims against us.
Occupation times - Tenancies commence after 3pm on the commencement of each tenancy and terminate at 10am on the termination date.
Damage - All bookings are accepted on the condition that the property is left clean and tidy, and breakage and/or damage will be paid for by the person who made the booking.
Access -The owners will be allowed access to the cottage at any reasonable time during your holiday tenancy.
Pets - Please bring your dog's basket and do not allow your dog onto the furniture, or into the bedrooms. A pet must not be left in the cottage unattended at any time. Hirers will be responsible for any damage caused by the dog. There is livestock on the grounds of the property, and the dog must be kept on a lead when being taken for a walk outside of the small garden attached to the property.
Linen -Linen and towels are provided -however, towels must not leave the premises so visitors are advised to bring their own beach towels.
Motor vehicles and personal belongings - Baggage and personal belongings are at the Hirers risk at all times, and no responsibility can be accepted for any loss of or damage to any vehicle or its contents.
Cancellations - If you have to cancel your booking please call us on 01237 451848, and confirm in writing to the address on your booking confirmation. As long as we receive cancellation notice by phone within 6 weeks of your rental you will receive a full refund less £20 administration fee of any amounts already paid. After six weeks but within one week, we will refund 50% of the holiday fee, and if less than one weeks notice is given we will be unable to offer any refund.
Liabililty -Our liability shall not exceed the amount actually paid as rental by the hirer for the accommodation rented by him/her from us.
